During our initial listing appointment, I will walk with you around the exterior and interior of your home. First impressions to a Buyer are critical to “getting them through the door” and viewing your home. I will suggest improvements that will help your home sell faster and for market value or above.

I will study the current market and prepare a Comparative Market Analysis (CMA) of your neighborhood showing the homes that are currently listed for sale, pending sales, and homes that have sold in the last six months. Together, we will compare these homes to yours to price your home correctly. A home that is correctly priced may bring competing offers, which can in turn drive up the final sale price. However, an over-priced home will sit on the market with no offers and leave a Buyer wondering, “What is wrong with that house?”

Marketing your home is also vital to selling your home. I will use local marketing tools as well as social media and professional websites to make your home visible to local and out of state buyers. Today, most buyers begin their search for a home online. I use professional pictures and marketing sheets to emphasize unique features of your home and home improvements you have completed.

When an offer is received, I will diligently negotiate the best price and terms for you. I will assist you through the inspection repair period as well as the appraisal process. Finally, I will interface with the Real Estate closing attorney to ensure a smooth closing.
